Wild Whispers Terms & Conditions

These Terms and Conditions apply to all bookings for Wild Whispers. By making a booking, you acknowledge that you have read and abide by these terms. These terms may be updated at any time and will be posted on our website. Please take care to do your due diligence and ask all necessary questions and confirm dates, time and details with all parties before making your booking.

1. Bookings & Payments

All reservations must be made through our official Airbnb listing (accessible via the link on our website).

All bookings are managed through Airbnb and are subject to their terms and conditions, including those relating to payment, fees, cancellations, and refunds.

We recommend reviewing the cancellation terms at the time of booking to ensure they suit your travel needs. A booking is only confirmed once you receive confirmation from the third-party platform.

2. Check-In / Check-Out

Check-in: After 3:00 PM

Check-out: By 11:00 AM

Fees may apply for late check-outs without prior approval.

Early check-in or late check-out may be accommodated upon request, subject to availability.

If you are not familiar with Australian roads or country driving, we recommend arriving to Wild Whispers when it is light. At dusk and in the evening, the roads are not lit, and extra caution needs to be made for wildlife on the road.

3. Occupancy & Guest Policy

Wild Whispers is an adults-only retreat, designed for rest, relaxation, and connection with nature.

- Maximum occupancy is strictly 2 adults.

- As much as we love animals, pets cannot be accommodated in order to protect our resident wildlife.

- Due to safety, environmental, and insurance considerations, we are unable to host children, pets, or additional guests at this time.

4. Property Use & Guest Responsibilities

Guests are expected to treat the guest house, surrounding property, and natural environment with care and respect.

You are responsible for any damage, breakages, or excessive cleaning required as a result of your stay. Additional charges may apply if needed to return the space to its original condition.

- No parties, events, or gatherings. Loud music and disruptive behaviour are not permitted, as sound carries easily through the valley and may disturb wildlife and neighbouring properties.

- For your safety and to protect our animals, please do not climb over fences or enter enclosed paddocks.

- There is an electric fence along the length of the main roadway, in place for the safety of our animals, please do not touch the fence. The fence and gates around the houses are not electrical.

- Please note: The property includes a small lake and is adjacent to a river. Guests must not enter or swim in these waterways. Wild Whispers accepts no liability for injury, loss, or damage arising from access to or interaction with these natural features.

5. Fire Safety & Smoking

Due to the high bushfire risk in our region, smoking, candles, open flames, and campfires are strictly prohibited anywhere on the property — both indoors and outdoors.

These measures are in place to protect the surrounding bushland, local wildlife, and the safety of all guests. The Shire of Chittering enforces fire safety regulations, and guests must comply at all times.

- To create a cosy indoor atmosphere, battery-operated candles are provided.

- During the cooler months (1 June – 30 September), firewood is supplied for use in the designated outdoor fire pit, in accordance with local regulations. Foraging for firewood is not permitted.

- No outdoor fires are permitted between (1 October – 31 May), or at any time during a declared Total Fire Ban. Guests will be advised if fire restrictions are in place and are expected to comply.

An emergency bushfire evacuation plan is included in your welcome guide. In case of emergency, please follow all evacuation and safety instructions provided.

6. Privacy

We respect your privacy. Personal information collected during the booking process will only be used to manage your stay and to communicate essential information.

Your details will never be shared with third parties, except as required by law or to fulfil your booking.

7. Governing Law

These Terms & Conditions are governed by the laws of Western Australia.

Wild Whispers is a registered short-term rental accommodation provider in accordance with the Short-Term Rental Accommodations Act 2024.

Any disputes arising from your stay or use of our services will be handled in accordance with WA law and jurisdiction.

8. Liability

You, on behalf of yourself, your guests, any other heirs, irrevocably agree to release, waive, discharge, hold harmless, defend, and indemnify Wild Whispers from any and all claims, actions or losses as a result of bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of participation in all activities while at the property.

Guests must comply with all safety instructions provided, particularly those relating to fire safety, wildlife, water bodies, and uneven or natural terrain.

9. Force Majeure

Wild Whispers is not responsible for cancellations, disruptions, or changes to your booking caused by events beyond our control.

Any event or circumstance which is in the nature of force majeure including but not limited to fire, flood, storm, accidents, pandemic, plague, earthquake, riots, explosions, hostilities, which prevent a party from complying with its obligations under this agreement and which that party did not cause and cannot control or influence.
